Lanzarote is one of the most popular holiday destinations in Spain. Every year over 2 million tourists touch down at Arrecife airport and many of these visitors are here to enjoy a break in a privately owned holiday rental property.
The rapid growth of this market over the last decade cannot be underestimated, as independent travel now allows holidaymakers to book their own flights and accommodation direct online with private owners. On Lanzarote there are thousands of these properties available for rent in all locations across the island. So if you own a property in Lanzarote how can you also go about cashing in on this market?
Effective marketing is the key to any successful holiday rental programme and there are a number of routes for private owners to consider in order to fill their villa or apartment all year round.
Firstly, does your property have a unique selling point, or is it already very similar to other properties in the same location? If so then you might want to consider working with a well established local holiday company or agent, as you will then benefit from bookings generated via their existing and established customer base. On the downside however you will also have to pay for this service – with booking fees normally charged at around 10%.
The other alternative is to take the DIY route and list your property yourself on private owner websites such as Owners Direct and Holiday Lettings. Both sites charge around 200 pounds per year and can generate a substantial quantity of bookings, without incurring any further commission or booking charges. The downside of this route is that all client liaison and property management has to be handled by the owners.
It is also worth noting that Lanzarote is popular in a number of national market places. The UK is the largest source of tourist guests, followed by mainland Spain, Germany, Eire and Holland. So if you want to be able to benefit from bookings from all of these markets make sure to pick an agent or website which enjoys decent rankings in the right search engines for each country.
Renting out a property seems straightforward and simple but if you are also based overseas away from the villa or apartment then you’re going to need assistance. For example, who will clean the pool and the property? Who will check guests in and out? If you are not resident on Lanzarote then there are plenty of local companies offering this service.
You will also need a representative on the ground to put together welcome packs for guests as these have now become an integral part of the rental process. Along with basic food and drink items such as water and milk this pack should also include matches, candles, bleach and washing up liquid, as well as toilet paper. So ensuring that guests are provided with the basics to start their stay without having to head straight out to the shops.
